A 2-storey home located on one of New Westminster’s steepest hills became a two-suite income property for our client. This home needed extensive structural upgrading to bring it to code and required our team to gut and replace much of the existing structure. We releveled and reinforced the lower suite floor, added additional support to stabilize a rickety foundation, and insulated the crawl space. In addition, we installed all new windows and doors for added light and energy efficiency, swapped out the furnace for a Tankless Water Heater and an HVAC unit, and replaced all the electrical and ducting lines.

Next, our team added in the interior finishes. Opting for a contemporary black and white design, both suites are outfitted with geometric tiles, quartz countertops, and black hardware. The walls are painted in a matte white finish to balance the space while creating a clean backdrop for the natural wood accents to shine. All new vinyl floors were added to the lower suite, while the upstairs used the existing hardwood floors and replaced the linoleum in the kitchen and bathroom.
